How much should I offer?
The buyer is responsible for deciding what to offer a seller. The seller rarely ever tells what he will accept. As brokers we cannot advise you on this. We will submit your offer and do our best to get it accepted, or the seller may counter your offer. Some negotiations may be necessary to bring a meeting of the minds. This is where we can help you.
Will seller carry?
The seller will rarely carry any of the balance. However there are lenders who will finance.
What are the net profit and expenses?
This information is supplied directly from the seller after your offer is accepted. We try to supply approximate gross incomes and general overhead and rent expenses that have been supplied to us from the seller. All of the seller’s information will need to be verified by the buyer.
When may I meet with the seller?
Please, no conversation with the seller or any of his employees is acceptable. Remember this is confidential and the seller wants us to protect his privacy. We will arrange a meeting with the seller after an acceptable offer is presented.
Is there any soil or contamination problems?
The seller will provide all information about any EPA issues.
